Dubai’s real estate market continues to outperform expectations in 2025, confirming the emirate’s position as one of the world’s most resilient, dynamic, and investor-friendly destinations. In just the first six months of the year, 24 new real estate projects were completed, with a combined value of AED 4.5 billion, according to the Dubai Land Department (DLD).

This momentum is part of a much broader development cycle. As of mid-year, 726 real estate projects remain under construction, reflecting a surge in both developer ambition and global investor appetite.

Demand for Lifestyle-Focused Living Drives Market Expansion

Dubai welcomed 90,337 new residential units in H1 2025, driven by a noticeable shift toward standalone homes and integrated residential communities. Today’s buyers are looking for self-sufficient environments that offer privacy, wellness, sustainability, and world-class amenities—characteristics Dubai continues to deliver with distinction.

From luxury waterfront villas to branded residences and mid-market family homes, the diversity of available stockcontinues to attract residents and investors from across the globe.

Sales Surge Past AED 150 Billion in First Half

Between January and June 2025, 75,347 real estate units were sold across Dubai, representing a total transaction value of AED 151 billion. Villas, in particular, saw unprecedented interest, with 7,167 units sold for a combined AED 28 billion—an indication of the growing trend toward more spacious, ownership-driven living.

Strong Rental Market Adds to Investor Appeal

Dubai also saw 465,738 lease contracts registered in H1 2025, with a total rental value nearing AED 42 billion. While overall lease volume increased marginally, the value of lease agreements rose by 5%, and new lease contracts jumped 7% year-on-year—driven by long-term residents, digital nomads, and professionals relocating to the UAE under flexible visa regimes.

Dubai’s Global Position Strengthened by Transparent Governance

These impressive figures reflect not just economic performance, but the success of Dubai’s pro-investor policies and the Dubai Land Department’s digital-first approach to real estate governance.

These efforts are all aligned with the Dubai Real Estate Strategy 2033, which aims to make the emirate the top global destination for real estate investment and lifestyle quality.
